BIKE ROOM REKEYING


Dear Owners/Residents,

 

The common area locksets were recently rekeyed for safety reasons. The rekeying should not affect the keys in your possession for the bike rooms. However, a few residents have noted that their bike room keys no longer work. If that is the case, please see the Head Concierge to exchange for a new key.

TEN YEAR STRUCTURAL REVIEW SURVEY


Dear Owners,

 

Enclosed with this notice you will find a Structural Review Survey created by Structural Solutions Engineering Inc. to be completed and returned to either Concierge or the office of Rancho Management Services (B.C.) Ltd.

 

The ten (10) year structural warranty on the building is coming up next year and it is imperative that any outstanding issues are brought forward within this warranty period.

 

Please fill out the attached survey and return the completed survey in any of the following ways by no later than Monday, August 31st, 2015:

July 8, 2015 - Exterior Dryer Vent Cleaning

Please be advised that National Air Technologies will be on site to clean the exterior dryer exhaust vents for the building from:

Monday, July 13th to Wednesday, July 15th, 2015
9:00am - 5:00 pm daily

(Note:  Work will continue Friday, July 17th if it cannot be completed by Wednesday)
Access is not required to your unit to perform this cleaning.  All work will be completed off a boatswain chair.  As such, please be on the lookout for workers during this time.  You may want to close your window coverings.

For units with dryers venting to balconies, please move any obstacles out from under the dryer vents.
Due to the building’s overhang, suite access will be required to Units ending in ’09.  More information (including a schedule of access) will be provided to these Units shortly.

The electrical power to the entire building will be shut down during the above times in order to perform the described work.  Please be reminded of the following:
  • All in-suite electronic equipment should be turned off.
  • Your security alarm company notified in advance of such work taking place.
  • Ensure your refrigerator/freezer remains closed for the duration.
  • Ensure heating/cooling units are turned off.
Additionally, there may be no water in the building during this time NOTE:  Only the emergency lighting, parkade gates/fob readers and one elevator will be working during this time.  There will be no power inside suites during this time.

We apologize in advance for any inconvenience this may cause. The electrical vault maintenance is required by BC Hydro to be completed once every three (3) years.

Slamming of Suite Doors

Please be mindful of your neighbours when closing your suite door.  We have received an increase of complaints about suite doors slamming shut at all hours of the day and night, causing a disturbance. 

When closing your suite door, please be sure not to let it swing shut on its own.  Residents can prevent excessive noise generated by the doors by catching them before they slam and slowly bringing them to a close.

Please also be sure to keep voice levels to a minimum if conversation must occur in the Common Area hallway.

Monday, June 15 - Scheduled Building-Wide Water Shut Down

Please be advised that XPert Mechanical Ltd. will be on site to install shut off valves in the water entry room on:

Thursday, June 11th, Monday, June 15th and Tuesday, June 16th, 2015  
from 8:30 a.m. to 5:00 p.m. daily

The valves are needed for the installation of the new water treatment system.
In order to accommodate their work, the water (hot and cold) will be shut down to the entire building as per the following schedule:

Please Note:  As there will be no hot or cold water in the building, Residents should refrain from using water during the above-noted date and time.  Please also do not use your laundry and/or dishwasher to avoid causing any damage.

Spring Cleaning (Garbage Bins Available May 15th to May 22)

As spring approaches, your Strata Council would like to give Residents the opportunity to do a Spring Clean by providing a bin to dispose of unwanted items.  This bin will be available as per the following:

The bin will be located in the back loading bay.  The following items are acceptable for disposal in the bin:
Mattresses ($25 each)Tires ($20 each)Wood / Metal
Appliances/furniture/standard household materials (fridges/freezers must be emptied of all food waste)
Green Waste (branches / clippings are acceptable but any excess dirt must be shaken off)

Please note that the cost to dispose of mattresses ($25 each) or tires ($20 each) will be the responsibility of the Resident.  Please see the Concierge to submit payment and be issued a receipt.

The City of Vancouver continues to ignore the BC Supreme Court ruling that they must consider public input. They are still trying to rush the 1099 Richards and 508 Helmcken developments through separately before the appeal. The ruling says they must be considered together.  Please sign this petition and share with fellow concerned Vancouver residents.  This case sets a precedent for all Vancouver neighbourhoods!  We can't win for you without you!

We are writing with rare urgency. This Tuesday at 6pm, City Council will be voting on proposed amendments to the Downtown Official Development Plan.  It changes the definition of social housing to exclude those who need it the most, and allow unlimited density for developers with not enough in return.  This broad definition will allow for broad abuse.
 
These amendments, if approved, will not just change downtown. These amendments will also set a precedent that will impact neighbourhoods all across Vancouver.

Organic Waste Recycling Starting April 1, 2015

In accordance with new requirements laid out by the City of Vancouver, organic recycling is now mandatory for all multi-family condominiums. The City of Vancouver will be enforcing organic recycling very soon and if the Strata Corporation is fined, it will indirectly raise every owner’s strata fees.

An organic recycling bin (Green Bin) will be placed inside the garbage room starting April 1st, 2015. The following steps should be followed in order to begin and maintain your new organic recycling routine:

  1. Obtain a kitchen caddy, which can either be purchased on your own accord or from the Concierge at a cost of $15 each (after April 1st).
  2. Use compostable bags or newspaper as liners in your kitchen caddy.  DO NOT DISPOSE PLASTIC BAGS into the organic recycling bin.  You may purchase certified compostable liners from the Concierge at 15 cents each (after April 1st).
  3. Collect acceptable items in your kitchen caddy (an information pamphlet on recyclable items and the benefits of recycling organic waste is attached for your reference).
  4. Take the compostable bag with food scraps out of your kitchen caddy and place the bag in the organic recycling bin.

Join CANY in defending your right to be heard at City Hall

The Community Association of New Yaletown (CANY) is asking for your help. As you may be aware, CANY is a non-profit group of volunteers that came together to fight against a proposed tower at the foot of Emery Barnes Park (508 Helmcken). The City had originally flagged this property as parkland in order to expand Emery Barnes Park and add much needed green space to the area. Instead the City now plans a tower that is 5 times denser and 4 times higher than the Downtown Official Development Plan even allows. The justification used by the City for such a large increase in height and density was the claim of new social housing being added (1099 Richards). However, there will be no net in gain in social housing units with this proposed development.


The City failed to disclose key documents and information to the public as required by law. CANY filed a petition with the BC Supreme Court to quash this development. The judge ruled in our favour, struck down the rezoning, halted construction and ordered new public hearings. The landmark ruling requires City Hall to conduct public hearings that are fair.

Shockingly, City Hall and the developer are now appealing this ruling. CANY must now again go to court to defend against the appeal. CANY can win again for the residents of New Yaletown, but we need help.

Fighting City Hall and deep-pocketed developers is expensive. CANY needs your donation to help pay for the legal costs. We gratefully accept donations of any amount—no amount is too small— and are especially seeking donations above $500 and/or offers of matching donations.

Annual Fire Inspection (In-Suite Access Required)

Please be advised that Lynx Fire Prevention will be on site to conduct the annual fire alarm equipment, sprinkler system and extinguisher inspection from Tuesday, March 3rd to Wednesday, March 4th, 2015.

IN-SUITE DEVICES (i.e. smoke detectors, sprinkler heads, etc.) will be tested/inspected as follows (access to your suite will be required and is MANDATORY):

TOP TO BOTTOM FLOOR + TOWNHOUSES
Tuesday, March 3rd, 2015 Between 8:00 a.m. & 5:00 p.m.

The Common Area equipment (including the fire alarm bells) will be tested on Wednesday, March 4th, 2015 between 8:00 a.m. and 4:00 p.m. 
*The Alarm bell will ring intermittently during this time; elevators may be down for approximately 5 minutes.*

The City of Vancouver Fire and Safety Bylaws state that all in-suite devices (smoke detectors, heat detectors, etc.) are to be tested annually. If you are unable to provide access during the above-scheduled date and time, please leave your keys with the Concierge Staff, 604-662-4915. In addition, please move any items or furniture that may block access to the devices, turn off your security alarm system, and try to keep your pets out of the way in order to facilitate the ease of inspection. Please be advised that all charges associated with a re-visit inspection will be charged back to your strata account. This amount may include a locksmith charge (if access is not being provided).

PARCEL / PACKAGE DELIVERIES

Due to the change in Concierge hours, the parcel storage area is very full on Tuesdays.  As a courtesy to other Residents, please pick up any parcels or packages as soon as possible on Tuesdays to avoid additional deliveries being refused.

VISITOR PARKING PASSES

When using a Visitor Parking stall, please register your vehicle at the Concierge desk. 


When there is no Concierge staff on duty, Visitor Parking stalls are available on a first-come, first-serve basis.  Please ensure to complete the Visitor Parking log and obtain a Visitor Parking pass available in the parkade.

PARKADE GATE SECURITY

Please be reminded of the importance of stopping and waiting at the parkade gate before proceeding.

Failing to do so allows non-Residents to enter the building, therefore jeopardizing building security.

Doing your part to abide by this enables Residents to feel secure knowing the building is kept safe by active participation of the Freesia community.


Please also report any trespassers or suspicious behavior to the Vancouver Police non-emergency line (604-717-3321) and Concierge, if on duty.
