NEW REDUCED CONCIERGE HOURS

Please be advised that, effective January 1st, 2015 the Concierge staff hours have been reduced to the following:

Tuesday through Saturday
from 8:00 a.m. to Midnight

There will be no Concierge staff on duty on Sundays or Mondays and no Concierge staff on statutory holidays.

For after-hours building emergencies, please contact the Rancho emergency line at 604-684-4508.

Emergency Preparedness Seminar - August 26, 2014

The City of Vancouver will be holding a free emergency preparedness seminar as a part of the Neighbourhood Emergency Planning Program (NEPP).
 
The seminar will be held as follows:
 
Date:     Tuesday, August 26th, 2014
Time:    7:00 p.m.
Place:   Lobby Level Meeting Room at 1082 Seymour St., Freesia
 
In the seminar, Residents will learn to prepare for, respond to, and recover from earthquakes, tsunamis, heat waves, and other disasters.  You can also learn how to reduce possible damage to your property.

Large Storage Locker Rental

Further to our notice posted June 25th regarding bidding on the monthly fee for the newly constructed storage lockers, please be advised that the smaller locker has been successfully rented out.

The bidding for the larger storage locker (see photo below) did not meet the reserve price. As such, requests are now being taken for Owners interested in renting this larger storage locker for a monthly fee of $180.

The locker is located on P2 and the dimensions are:
Approximately 508.16 cubic feet; is 121" x 123" x 59" height






Interested Owners are asked to submit their request to the Strata Agent, Terry Li, by email at tli@ranchogroup.com. The deadline for submissions is August 25th, 2014. If there is more than one submission, the locker will be awarded by way of random lottery after that time. Rent will be collected once a year for the entire twelve (12) month rental period.

Water Shutdown to Entire Building on August 11, 2014

Please be advised that Pacific West Mechanical will be on site to repair a water pipe on the 11th Floor. In order to accommodate their work, the water will be shut down to the entire building as per the following schedule:

Monday, August 11th, 2014
From 9:00 a.m. to 5:00 p.m.


Please Note: There will be no hot or cold water and Residents should refrain from using water during the above-noted date and time. Please also do not use your laundry and/or dishwasher to avoid causing any damage.

Elevator Update

We have received an update from ThyssenKrupp Elevator that the replacement doors of Elevator #2 are expected to arrive by July 31st, 2014

In the meantime, Stairwell # 3 from the Main Lobby will remain open for Residents to get access to their respective floors. The doors will be locked again from midnight-5 AM for security purposes.

Insurance Deductible Increase

Please be advised that with the recent renewal of insurance for the Strata Corporation, the following deductibles have increased significantly: 

Water Damage: $15,000 
Sewer Backup Damage: $15,000 
Flood Damage: $25,000 

Please contact your insurer to verify you have adequate insurance coverage for your Unit.

New Rental Storage Lockers

We are pleased to inform you that two (2) metal storage lockers have been constructed and are available for rent (by Strata Lot Owners only).

The lockers are located on P2 and the dimensions are:

Locker 25


Approximately 108.00 cubic feet; is 48" x 48" x 81" height

Locker 26


Approximately 508.16 cubic feet; is 121" x 123" x 59" height

The monthly fee for rental of one (1) of these lockers will be determined by the highest bidder.  Interested Owners are asked to submit their monthly rental bid to the Strata Agent, Terry Li, by email at tli@ranchogroup.com.  The bidding process will end July 18th, 2014.  The rent will be collected once a year for the entire twelve (12) month rental period.

What's in a Name?

Ever wondered what the Freesia building was named after?  It's actually named after some flowers!



Facts About Freesia
  • Freesia bloom was named by Dr. Freese (1785-1876) , a native of Kiel, Germany.
  • The flowers come in a great variety of colors - white, golden yellow, orange, red, pink, mauve, lavender, purple and bicolors.
  • Freesia perfume has a light, sweet, soap-like floral scent - trendy in soaps, lotions and so forth.
  • Freesia flower bouquets are also used for gifting on special occassions. Freesia flowers are symbolic of innocence.
  • Freesia are very poularly used in the perfume, scented oils and baths and other related industries.

Please be mindful of slamming suite doors

Please be mindful of your neighbours when closing your suite door. We have
received an increase of complaints about suite doors slamming shut at all hours of
the day and night, causing a disturbance.

When closing your suite door, please be sure not to let it swing shut on its own.
Residents can prevent excessive noise generated by the doors by catching them
before they slam and slowly bringing them to a close.

Please also be sure to keep voice levels to a minimum if conversation must occur
in the Common Area hallway.

Spring Cleaning - Garbage Bin Available March 17-March 24

As spring approaches, your Strata Council would like to give Residents the opportunity to do a Spring Clean by providing a bin to dispose of unwanted items. This bin will be available as per the following:

Monday, March 17th - Monday, March 24th, 2014

The bin will be located in the back loading bay. The following items are acceptable for disposal in the
bin:

Mattresses ($25 each)
Tires ($20 each)
Wood / Metal
Appliances/furniture/standard household materials (fridges/freezers must be emptied of all food waste)
Green Waste (branches / clippings are acceptable but any excess dirt must be shaken off)

Please note that the cost to dispose of mattresses ($25 each) or tires ($20 each) will be the
responsibility of the Resident. Please see the Concierge to submit payment and be issued a
receipt.

Items that are NOT acceptable for disposal in the bin are as follows:

Hazardous waste Toxic/Biological waste
Lead-acid (car) batteries
Oil/filters/empty oil containers
Medication/Pharmaceuticals Insulation
Asbestos Drywall Dirt/Sod
Paint, solvents, chemicals, flammable liquids, gasoline, propane tanks, pesticides (empty & dry paint
cans, with lid off, are okay)
Rocks, Brick, Concrete, Cement, etc.

Drainage Line Hydro-Jetting (Bike Rooms, Meeting Room & Exercise Room Closed)

Please be advised that Pacific West Mechanical will be on site to hydrojet, drain
clean, and camera scope the drainage lines at “Freesia” from Wednesday, March
5th through Wednesday, March 12th, 2014.

In addition to work being done in specific Units (notices have been provided to the
Units in question), work will also be done in some of the Bike Rooms, as well as the
Exercise Room and the Meeting Room. The following Bike Rooms must have all
bikes removed by no later than the end of the day on Sunday, March 9th, 2014:

Bike Rooms 4, 5, 6, 7, 8 & 9

Any bikes not removed by the above-noted date and time will be manually removed
and stored elsewhere. Neither Pacific West Mechanical nor the Strata Corporation
will be liable for any damage done to bicycles that are manually removed.

Residents having to remove their bikes from these rooms will be given permission
to transport their bikes to their suites until the end of the day on Wednesday,
March 12th, 2014.

Please note that the Exercise Room and the Meeting Room will both be CLOSED
on Wednesday, March 12th from 8:00 a.m. to 5:00 p.m.

We appreciate your patience and apologize for the inconvenience.

Drainage Line Hydro-Jetting - March 5th to March 6th (SUITE ACCESS REQUIRED)

 

Please be advised that Pacific West Mechanical will be onsite to hydro jet, drain clean, and camera scope the drainage lines at "Freesia" from Wednesday, March 5th through to Thursday, March 6th, 2014.

Access will be required to specific units for which residents will be notified. Access required time for in suites will be from 8:00 a.m to 5:00 p.m daily.

ANNUAL FIRE EQUIPMENT INSPECTION (IN-SUITE ACCESS REQUIRED) - Tuesday February 25th,2014 to February 26th, 2014

ANNUAL FIRE EQUIPMENT INSPECTION (IN-SUITE ACCESS REQUIRED)

Please be advised that Lynx Fire Prevention will be onsite to conduct the annual fire alarm inspection for in-suites and common areas from Tuesday  February 25th,2014 to February 26th, 2014. In-suite access is required for all units on Feb 25th,2014  between  8:30am & 3:00pm.
The common area equipment will be tested after the in-suite testing.

*The alarm bell will ring intermittently during this time*

The FOB audit is going well.  We have just a bit more to completion.  I will be working from 4-midnight for those whom the timing work better and need assistance.  Please come see me.  FOBs not registered by Feb 28, 2014 will be deactivated.
